Team Schuster has a full time Transaction Manager that assists all licensed partner's on the back end of their transactions. This person follows the sale closely to keep negotiated milestones and everyone on track. Our attention to detail makes the buying process as smooth and stress free as possible.
Inspection
The inspection process is designed to help the buyer understand the condition of the home they are purchasing. I always recommend that a buyer get a home inspection. The inspection is ordered by the buyer and paid for at the time of the inspection. An inspector will look for safety issues, major repair items and maintenance items. Once the inspection is complete, we will work together to determine if we want the seller to make repairs to the home or offer credits to you in lieu of repairs at closing before the purchase moves forward..

Home Warranties
Home warranties are designed to insure the home buyer against budget-busting repairs of critical systems in your new home. It is important for the buyer to understand any limitations to their coverage and to call the home warranty company first if a repair is needed.
Governing Documents
Some properties will have covenants and restrictions that govern the use of a property within an association or specific area. I will preform a search and reach out to the appropriate contact to provide you with that information along with any other information that pertain to the land and/or the lots use.
Appraisal
For purchases where a lender is involved, the appraisal is ordered by the lender. The appraisal must meet the purchase price of the home for the lender to agree to finance the purchase. Appraisals are a subjective opinion of the market value of the property and, thus, can sometimes come in lower than the purchase price of the property.
Insurance
Home owners will need to apply for homeowner's insurance. They should be prepared to provide the BLC sheet to their insurance agent. Flood insurance can be costly, so it is important for a buyer to know if flood insurance will be required.
Preparing for the closing table
We are here for you every step of your transaction. Approximately two weeks before your closing, our Transaction Manager will provide you with a fully detailed email with instructions to prepare you for closing. This email will include information on the following:
- Utility Transfers
- You will be provided a list of utility companies you will want to contact before closing. You will need them start service for the date of your possession. To avoid any interruptions in service, keep in mind utility companies are closed on the weekend. If you
- If you should need to schedule companies (ex. cable or internet) to come to the property please make sure you schedule their arrival AFTER closing if fully completed.
- Possession
- In some cases possession can be negotiated for after the set closing date. You will be informed of your possession date and time, along with information on receiving keys and any codes that maybe needed for your new home.
- Wiring Information
- Our Transaction Manager will give you information concerning wiring funds to the title company. We do not send wiring instructions. The instructions will come directly from your lender or title company. Funds will need to be wired at least 24 hours in advance of closing to make sure they are received on time.
- If you owe under $10,000 you may bring a cashier's check or wire funds to closing. We recommend making the check out to yourself and then you can sign it over to the title company at the closing table.
- If you owe over $10,000 your funds MUST be wired. Your lender needs to give you the wiring instructions. If not, please contact your lender or the title company directly. your funds MUST be wired. What To Bring To Closing
When you arrive for the closing, you must bring a valid drivers license or a state issued I.D., the mortgage note, and the mortgage or deed of trust. Those documents provide evidence that you are you and have been approved for the loan, and they also give the lender the right to seize the property through foreclosure if you fail to make payments. Additional affidavits may also be required to demonstrate that the home will be your residence, for example. Make sure you talk to your mortgage representative to ensure that you have all of the proper documentation when you go into the closing meeting.
Final Walkthrough
The final walkthrough is an opportunity for the buyer to ensure that all repairs have been made and that the sellers have left the home in "broom swept" condition. Buyers should also make sure that all appliances that the sellers agreed to leave are in the home.
Closing
Your closing appointment should possible take 45 mins. to 1 hour or more. During the closing, you need to make sure you read and understand all of the documents that have been sent to you, either with a real estate agent or a financial professional. You may even ask your adviser to go over the documents with you in detail before you close just to make sure you are prepared to sign the formal documents. Experts encourage homebuyers to ask questions, even if they have been through the process in the past.
